What You'll Do10

  • 1Lead initial client discussions to capture vision and budget constraints, then transform those into actionable project plans.
  • 2Build a schedule of values using historical project data and refine the job costing database for accurate estimates.
  • 3Collaborate with clients and design teams to write comprehensive scopes for subcontractor bidding and final contracts.
  • 4Generate quantity takeoffs for framing, siding, and hardware to support accurate bids and budgets.
  • 5Draft subcontractor agreements, manage the buyout process, and maintain a vetted subcontractor database.
  • 6Create preliminary schedules that set clear milestones and communicate timelines to all stakeholders.
  • 7Oversee the permit process, ensuring compliance with local regulations and avoiding delays.
  • 8Compile material and service pricing lists to keep project budgets on target.
  • 9Facilitate pre-construction kickoff meetings and coordinate the internal handoff to the construction team.
  • 10Partner with project managers to align budgets and drive projects to completion on time and within financial targets.

Requirements8

  • 1Bachelor's degree in Construction Management or equivalent work experience.
  • 25+ years in construction with comprehensive start-to-finish knowledge, including framing experience.
  • 3Proficiency in PlanSwift for takeoffs and estimating.
  • 4Strong coordination and communication skills across all building trades.
  • 5Meticulous attention to detail and commitment to high-quality craftsmanship.
  • 6Personable leadership style that motivates teams while maintaining firm project standards.
  • 7Willingness to travel to project sites and work occasionally irregular hours.
  • 8Familiarity with Microsoft Office and project management software.
