Construction Project Manager, Commercial Ground-Up
Overview
You own the full lifecycle of ground-up commercial construction projects in Metro Detroit, from planning through closeout. You manage schedules, budgets, subcontractors, and client communication, with a focus on sitework, office, light industrial, and retail builds. You collaborate with a Superintendent and partner with Accounting on billing and cost tracking. This role spans office and field, with travel to Massachusetts and Ohio. You will drive projects using Procore and scheduling software, ensuring on-time, on-budget delivery.
What You'll Do9
- 1Create and maintain detailed project schedules with the Superintendent and leadership, keeping all stakeholders aligned from kickoff to closeout.
- 2Act as the primary contact for written communication with clients, subcontractors, and design teams, ensuring clarity and quick resolution.
- 3Assist with budgeting and forecasting, partnering with Accounting on billing, reporting, and cost tracking to keep finances on target.
- 4Lead project meetings and coordinate communication across internal teams and external partners, driving accountability.
- 5Oversee subcontractor bidding, negotiations, and awards, balancing cost, schedule, and capability to assemble the right team.
- 6Manage contracts, change orders, and project documentation with accuracy and compliance, using Procore for records.
- 7Track subcontractor performance, approve invoices, and implement corrective actions to keep project finances healthy.
- 8Coordinate site logistics and support safety efforts, maintaining required certifications and ensuring a safe work environment.
- 9Deliver regular project updates and guidance to stakeholders, ensuring successful delivery from start to finish.
Requirements6
- 110+ years managing ground-up commercial construction projects, including sitework, commercial office, light industrial, and retail.
- 2Bachelor's degree in Construction Management, Architecture, Engineering, or a related field.
- 3Hands-on expertise with scheduling software (e.g., Primavera P6, MS Project) to create and update project schedules.
- 4Proficiency with Procore for project documentation, change orders, and subcontractor coordination.
- 5Strong knowledge of construction techniques for site development and project coordination.
- 6Experience in commercial office, light industrial, and retail construction is required.
