Project Manager leads ground-up vertical construction from preconstruction to final completion for a 50-year-old Paramus construction firm. What You'll Do10
- 1Drive construction projects through each phase, hitting milestones, budgets, and operational goals.
- 2Build project plans covering scheduling, cost forecasting, financial oversight, and resource coordination.
- 3Source trade partners and suppliers, evaluate bid packages, and negotiate scope alignment prior to award.
- 4Draft and manage subcontract agreements, overseeing vendor commitments and performance.
- 5Partner with site leadership to prepare logistics strategies and support project-specific safety planning.
- 6Review payment applications, schedules of values, owner billings, and invoices for accuracy and progress alignment.
- 7Lead change management activities, including pricing review, documentation, negotiation, and execution of change orders.
- 8Oversee submittals, RFIs, procurement timelines, and long-lead material tracking to prevent schedule disruption.
- 9Run project meetings, record key decisions, and maintain complete documentation including correspondence, drawings, and closeout records.
- 10Monitor quality activities such as inspections, testing, commissioning, and final turnover requirements.
Requirements7
- 17+ years of project management experience in commercial, civil, or public-sector construction.
- 2Proven track record delivering ground-up vertical construction from initiation to completion.
- 3Strong knowledge of construction practices, project controls, budgeting, scheduling, and cost management.
- 4Experience administering subcontractor and vendor agreements, bid reviews, and change order negotiations.
- 5Coordinate effectively with owners, consultants, subcontractors, and field operations teams.
- 6Excellent organizational, communication, and problem-solving skills with a detail-oriented approach to documentation.
- 7Proficiency in managing project records, procurement activities, billing processes, and general contract administration.
