Overview

You will own day-to-day operations of a multifamily property, managing teams and resources to hit budgeted financial and operational goals. You will set rent rates, enforce leases, and drive resident satisfaction. You will collaborate with maintenance, leasing, and ownership to keep the property competitive and compliant. This role stands out through direct oversight of the full resident lifecycle and direct impact on revenue targets.

What You'll Do9

  • 1Build the annual property budget by analyzing financial statements and market trends, setting rent rates that meet revenue targets.
  • 2Approve vendor invoices and manage contractor relationships, coding charges to correct accounts and reconciling work completed.
  • 3Own the lease enforcement process: review applications, manage renewals, conduct inspections, and enforce lease terms including late fees.
  • 4Drive occupancy and revenue by analyzing market conditions and implementing marketing and leasing strategies.
  • 5Resolve resident complaints and service issues promptly, ensuring high satisfaction and retention.
  • 6Ensure maintenance teams meet standards for responding to and completing service requests, and conduct regular property inspections.
  • 7Hire, train, and evaluate property staff, aligning performance with company policies.
  • 8Manage the client/owner relationship through property tours, performance updates, and responsive communication.
  • 9Prepare financial and operational reports, and handle other assigned duties.

Requirements9

  • 14-6 years managing apartment community operations, with a background in property management, sales, and marketing.
  • 2Bachelor's degree in Business Management, Real Estate, or related field preferred.
  • 3Proficiency in property management software: Entrata, Yardi, or OneSite.
  • 4Strong skills in Microsoft Office (Excel, Word, Outlook) and database management.
  • 5Valid driver's license to operate a golf cart on property.
  • 6Knowledge of Fair Housing, ADA, FCRA, and other relevant regulations.
  • 7Ability to lift up to 20 pounds independently and 50 pounds with assistance.
  • 8Flexibility for local travel for bank deposits and training.
  • 9Excellent communication, conflict resolution, and customer service skills.
