What You'll Do10

  • 1Develop property budgets by analyzing financial statements, market projections, and operational reports to set rent rates and meet revenue goals.
  • 2Oversee lease enforcement from application approval to renewals, including inspections, notices, evictions, and collecting late fees per lease terms.
  • 3Drive marketing and leasing strategies by researching market trends to maximize occupancy and revenue.
  • 4Resolve resident complaints and service issues promptly to boost retention and satisfaction.
  • 5Manage vendor invoices by verifying work, checking insurance certificates, and coding expenses to correct accounts.
  • 6Supervise property staff through hiring, onboarding, training, and performance management.
  • 7Conduct routine property inspections to ensure safety, cleanliness, and curb appeal standards.
  • 8Maintain client/owner relationships via tours, status updates, and response to requests.
  • 9Prepare monthly financial reports and other administrative documents to track performance.
  • 10For California properties, manage lease files using the state-specific checklist.

Requirements9

  • 14-6 years of property management, sales, and customer service experience covering financial records, revenue growth, and team coordination.
  • 2Bachelor's degree in Business Management, Real Estate, or related field preferred.
  • 3Strong proficiency in property management software, preferably Entrata, Yardi, or OneSite.
  • 4Valid driver's license to operate a golf cart on property.
  • 5Solid skills in Microsoft Excel, Word, and database tools for reports and documents.
  • 6Leadership ability to direct and evaluate team members, including maintenance staff.
  • 7Ability to manage multiple priorities in a fast-paced environment.
  • 8Excellent communication and conflict resolution skills.
  • 9Detail-oriented with independent work style and team collaboration.
