Senior Community Manager, Multifamily Property Operations
Overview
Own the day-to-day operations of a large apartment community in Indianapolis, driving financial and operational goals. Lead a team of property and maintenance staff, ensuring compliance with Fair Housing and other regulations. Manage budgets, rent strategy, and vendor relationships to meet revenue targets. This role requires 4-6 years of property management experience and proficiency in Entrata, Yardi, or OneSite.
What You'll Do10
- 1Develop property budgets by analyzing financial statements and market data to set performance targets.
- 2Meet revenue goals by setting rent rates, collecting and posting payments, and preparing monthly financial reports.
- 3Approve vendor invoices by verifying work, insurance, and coding to proper accounts.
- 4Control expenditures within the approved budget and manage petty cash.
- 5Oversee lease enforcement: approve applicants, manage renewals, conduct inspections, and handle evictions.
- 6Analyze market trends and implement marketing strategies to maximize occupancy.
- 7Resolve resident complaints and coordinate maintenance responses to boost satisfaction.
- 8Conduct property inspections to ensure safety, cleanliness, and curb appeal.
- 9Hire, train, and evaluate property staff, fostering a collaborative team.
- 10Maintain owner relationships through property tours and performance updates.
Requirements8
- 14-6 years of property management experience with sales and customer service.
- 2Proficiency in Entrata, Yardi, or OneSite property management software.
- 3Proficiency in Microsoft Office (Word, Excel) and database programs.
- 4Valid driver's license to operate a golf cart on property.
- 5State and local licenses or certifications as required.
- 6Strong communication, conflict resolution, and team leadership skills.
- 7Detail-oriented and self-motivated with multi-tasking ability.
- 8Physical ability to access all areas of the property and lift up to 50 lbs with assistance.
