Assistant Community Manager, Multifamily Housing
Overview
Support a Community Manager in overseeing daily operations and financial functions for a multifamily housing community. Own rent collections, delinquency management, and financial reporting to optimize property cash flow. Supervise onsite staff and leasing activities in the manager's absence. Partner with maintenance to drive resident satisfaction and property appearance. This role stands out for direct involvement in budgeted Net Operating Income and personnel development.
What You'll Do10
- 1Post rent payments and process account receivables daily, including reconciliation.
- 2Drive rent collection through late notices and resident or guarantor contact, and file evictions as needed.
- 3Manage end-of-month closing procedures and prepare financial reports for the property.
- 4Audit resident files and walk units to ensure accurate move-out billing and security deposit refunds.
- 5Train and coach onsite staff to maintain consistent leasing and compliance standards.
- 6Show and lease apartments to prospective residents, converting leads into signed leases.
- 7Resolve resident complaints and enforce resident retention programs like events and newsletters.
- 8Inspect property regularly, addressing maintenance requests and safety issues promptly.
- 9Implement marketing strategies from the annual plan to achieve occupancy targets.
- 10Supervise all business functions in the Community Manager's absence, including vendor oversight.
Requirements7
- 11-2 years related experience in housing or property management, or equivalent education.
- 2High School Diploma or equivalent; Bachelor's degree preferred.
- 3Basic computer skills for property management software.
- 4Knowledge of Fair Housing Laws and OSHA requirements.
- 5Ability to stand or sit for prolonged periods and lift up to 25 lbs.
- 6Valid driver's license and ability to operate a golf cart.
- 7Availability for overtime, weekends, and night hours for emergencies.
