Overview

You will own the mechanical, electrical, plumbing, and life-safety systems of a high-rise residential/commercial building in Center City, Philadelphia on a $35-$45/hour contract. You will lead the engineering staff, direct preventive maintenance, and enforce compliance with L&I codes. The role reports to CAMCO management and partners with the Board on capital planning. This position offers a mix of hands-on technical work and team leadership, with on-call duties for building emergencies.

What You'll Do10

  • 1Direct daily operations and maintenance of HVAC, boilers, chillers, electrical distribution, plumbing, elevators, fire/life-safety, and building automation systems (BAS).
  • 2Schedule and manage the preventive maintenance program for all mechanical equipment, reducing downtime and extending asset life.
  • 3Supervise, train, and evaluate maintenance technicians and porter staff, enforcing safety procedures and performance standards.
  • 4Troubleshoot and repair equipment malfunctions, minimizing resident and tenant disruption.
  • 5Maintain compliance with Philadelphia L&I requirements, fire code, elevator and boiler inspections, and all local, state, and federal regulations.
  • 6Negotiate and oversee contractor work, reviewing scopes and inspecting completed projects for code compliance.
  • 7Track work orders and equipment logs to monitor system performance and identify capital improvement needs.
  • 8Respond to after-hours emergencies like water leaks, power outages, elevator entrapments, and life-safety alarms.
  • 9Monitor the maintenance budget for parts, supplies, and contracted services, flagging variances to management.
  • 10Lead safety meetings and enforce OSHA and EPA standards for hazardous materials and refrigerants.

Requirements8

  • 17-10 years of progressive building engineering experience with 3+ years in a lead or supervisory role in a high-rise or mixed-use property.
  • 2Working knowledge of HVAC, boilers, chillers, cooling towers, building automation, electrical, plumbing, and elevator systems.
  • 3Familiarity with Philadelphia L&I codes and preferred Class A engineer's license.
  • 4Hands-on experience with Microsoft Office; familiarity with Vantaca or similar platforms preferred.
  • 5Ability to read blueprints, schematics, and equipment specifications.
  • 6Strong leadership and vendor-management skills, with a record of training maintenance staff.
  • 7Customer service orientation when interacting with residents and board members.
  • 8High school diploma required; technical or associate degree in engineering or HVAC preferred.
