Assistant Service Manager, Multifamily Maintenance
Overview
You will own maintenance operations at Woodglen Park, a 350+ unit community in Dallas, TX. You'll lead a team of 4 technicians, manage work orders, and ensure market-ready turnovers within 3 days. You'll partner with the Community Manager to drive curb appeal and resident satisfaction. This role offers a 7-day rotation on-call schedule with EPA 608 certification required.
What You'll Do9
- 1Coordinate daily maintenance tasks with the Community Manager, assigning work orders and prioritizing urgent requests.
- 2Inspect grounds, hallways, and parking areas each morning to ensure trash-free and debris-free conditions.
- 3Oversee curb appeal efforts, including model unit detailing and signage placement.
- 4Complete work orders within 24 hours, notifying residents of any delays and documenting completion.
- 5Analyze work order trends to identify recurring issues and recommend long-term solutions.
- 6Perform preventative maintenance on building systems, including HVAC, plumbing, electrical, and carpentry.
- 7Manage turnover process, scheduling unit repairs to achieve market-ready status within 3 days.
- 8Coordinate pest control for wasps, bees, fleas, and escalate larger infestations to vendors.
- 9Maintain emergency on-call availability, responding to pages within 10 minutes.
Requirements7
- 1EPA 608 certification required, Type II or greater.
- 23+ years of experience in multifamily maintenance.
- 3Valid driver's license and current vehicle insurance.
- 4Ability to operate a pickup truck and van.
- 5High school diploma or equivalent.
- 6Willingness to perform janitorial, painting, and groundskeeping tasks.
- 7Proficiency with work order management systems.
