Overview
Staff Accountants own full accounting cycles for assigned commercial properties, preparing P&L statements, recovery calculations, and balance sheet reconciliations across a portfolio of retail centers. You will serve as the accounting liaison for external owners, retailers, and collections, ensuring timely and accurate financial reporting. Working within a collaborative team, you will support budgeting, forecasting, and tenant audit processes. This role offers a hybrid schedule and the chance to grow with a major real estate investment trust (REIT).
What You'll Do10
- 1Prepare P&L statements, recovery calculations, and balance sheet reconciliations for assigned properties within the first 90 days.
- 2Compile monthly management reports with commentary, tracking Net Operating Income against budget and forecast.
- 3Calculate annual escrow increases and budget recovery expense per square foot for all assigned centers.
- 4Prepare annual recovery reconciliation workpapers and resolve tenant CAMA disputes, including property tax and insurance issues.
- 5Collaborate on tenant billings and perform monthly percentage rent reconciliations for tenants with percentage rent clauses.
- 6Support annual budget preparation, ensuring accuracy and completeness for variance reporting.
- 7Maintain compliance with management agreements and individual retailer leases, coordinating with collections on tenant resolutions.
- 8Handle disposition accounting and ad hoc requests from owners and management as needed.
- 9Coordinate and review tenant audits to ensure accurate financial reporting.
- 10Act as primary accounting contact for external owners, providing clear and flexible responses to changing needs.
Requirements10
- 10-2 years of accounting experience, recent college grads welcome with an Accounting or Finance degree.
- 2Proficiency in Excel with advanced spreadsheet skills for detailed financial analysis.
- 3Knowledge of accounting principles including P&L preparation and balance sheet reconciliations.
- 4Experience with property management or real estate accounting is a plus, but not required.
- 5Mainframe computer literacy with ability to work in ERP environments.
- 6Strong time management and ability to handle multiple priorities in a dynamic portfolio.
- 7Excellent communication skills for liaising with retailers, owners, and internal teams.
- 8Team-oriented mindset with a positive attitude and attention to detail.
- 9Critical thinking and problem-solving skills with a disciplined documentation approach.
- 10Hybrid schedule availability with three days in the office per week.
