Overview
You will own long-term space strategy and occupancy planning for Oracle's North America data center portfolio, spanning dozens of facilities and rapid OCI growth. Based in Nashville, you will partner with Global Real Estate, Data Center Operations, and Capacity Planning teams to turn data into actionable portfolio plans. This senior individual contributor role carries no direct reports, but your influence will shape multi-million dollar capital decisions. You will build dashboards in Excel and Tableau that drive executive reviews, and your master plans will balance workforce density with operational resilience. The role demands a strategic operator who can align SQL-driven analytics with facility realities across a hyper-growth cloud provider.
What You'll Do9
- 1Develop short-, mid-, and long-term space strategies for 20+ data center facilities, balancing capacity, cost, and operational risk.
- 2Create space allocation models that optimize utilization while supporting OCI growth projections and workforce expansion.
- 3Drive occupancy planning for moves, adds, and changes (MAC) across operations, vendors, and business partners, minimizing disruption to 24/7 uptime.
- 4Maintain accurate space inventory in ArchiBus and CAFM systems, reconciling floor plans with actual occupancy quarterly.
- 5Analyze occupancy trends using Excel and Tableau, building executive dashboards that flag under-utilized zones and consolidation opportunities.
- 6Forecast future space requirements by partnering with Capacity Planning to ingest 5-year growth plans and translate them into headcount and square footage needs.
- 7Partner with Global Real Estate and Construction to ensure new deployments and expansions align with master space plans from day one.
- 8Launch standardized space planning governance, including audit cycles, data quality rules, and automated reporting pipelines using Python scripts.
- 9Identify and champion automation of recurring reporting tasks, reducing manual effort by 40% within the first two quarters.
Requirements9
- 15+ years in space planning, occupancy planning, or corporate real estate, with 3+ years focused on data center or critical infrastructure environments.
- 2Bachelor's degree in Real Estate, Architecture, Engineering, or related field; advanced degree preferred but not required.
- 3Hands-on ability to query and analyze space data using SQL and build visualizations in Tableau or Power BI.
- 4Proficiency with AutoCAD for space planning and CAFM/IWMS tools such as ArchiBus, FM:Interact, or Planon.
- 5Track record of influencing senior leadership with data-driven recommendations, backed by clear in presentations.
- 6Deep understanding of data center facility operations, including power, cooling, and security constraints on occupancy.
- 7Experience with Excel advanced modeling (pivot tables, VBA macros) for occupancy scenarios and capacity modeling.
- 8Strong project management skills, proven ability to juggle multiple high-stakes initiatives simultaneously.
- 9Expertise in developing governance frameworks for space management and change control processes.
