Senior Property Manager, Multifamily Real Estate
Overview
You will own the full P&L for a 300-unit multifamily property in Round Rock, TX, and lead a team of 5 leasing and maintenance staff. Reporting to the Regional Manager, you will direct all onsite operations, from budget planning to resident satisfaction, and drive revenue growth through strategic marketing and leasing initiatives. You will develop your staff, turning them into high-performing professionals, and ensure compliance with fair housing and company standards. What You'll Do9
- 1Build and own the annual budget, monthly forecasts, and capital plans with the Regional Manager, using Yardi and Excel to track performance.
- 2Drive financial performance by analyzing monthly financial statements, identifying variances, and implementing corrective actions to hit NOI targets.
- 3Lead, hire, and train leasing consultants and maintenance technicians, conducting weekly one-on-ones and performance reviews to foster growth.
- 4Resolve resident concerns and service requests within 24 hours, maintaining a 95% resident satisfaction score and renewing leases at 70% or higher.
- 5Develop and execute quarterly marketing plans, leveraging social media platforms like Facebook and Instagram to attract qualified leads and fill vacancies in 30 days or less.
- 6Audit lease files and ensure compliance with Fair Housing regulations, maintaining a 100% pass rate on internal and external audits.
- 7Coordinate with the maintenance team to prioritize work orders, keeping the property at 100% make-ready status and minimizing downtime.
- 8Prepare weekly vacancy and leasing reports using Excel and PowerPoint for the Regional Manager, highlighting trends and action items.
- 9Partner with the corporate marketing team to implement content campaigns, boosting online presence and driving tour traffic by 20%.
Requirements10
- 15+ years of experience in multifamily property management, with a proven track record of meeting financial goals.
- 2Bachelor's degree in business, real estate, or related field, or equivalent work experience.
- 3Proficiency in Yardi or similar property management software, and advanced Excel skills (vlookups, pivot tables).
- 4Deep understanding of budget and financial statements, including income statements and cash flow.
- 5Strong leadership skills with experience managing a team of 3 or more, including hiring and training.
- 6Excellent written and verbal communication skills, capable of addressing diverse audiences.
- 7Knowledge of Fair Housing laws and local landlord-tenant regulations.
- 8Certified Apartment Manager (CAM) or similar designation preferred.
