Property Manager, Multifamily Stabilization & Leasing
Overview
You will own daily operations at Latitude 2976 Apartments, a 300+ unit community in West Houston, driving stabilization through hands-on leadership. You will manage a team of leasing and maintenance staff, oversee leasing, renewals, and resident satisfaction. You will report to the Regional Manager and collaborate with corporate support. This role offers a chance to turn around a property and build a high-performing team.
What You'll Do10
- 1Conduct daily property walks, inspecting common areas, buildings, driveways, laundry rooms, pools, and landscaping to ensure cleanliness, safety, and curb appeal, and address any issues immediately.
- 2Implement marketing strategies to maintain market position, analyze competitor pricing, and adjust rents to maximize occupancy and revenue.
- 3Approve all lease paperwork, applications, move-ins, move-outs, and renewals, ensuring compliance with company policies and Fair Housing regulations.
- 4Walk every move-in with the resident to ensure satisfaction and resolve any concerns before they escalate.
- 5Step in as a leasing consultant when needed to show units, qualify prospects, and close leases.
- 6Collect, record, and deposit rent and other income daily, ensuring accuracy and timeliness in all financial transactions.
- 7Hire, train, and manage on-site staff, setting clear goals, conducting performance reviews, and developing team members for career growth.
- 8Maintain accurate personnel files for all employees, documenting performance issues and coaching sessions.
- 9Approve all vendor invoices and oversee accounts payable, ensuring accuracy and budget adherence.
- 10Drive occupancy and lease renewals through proactive resident engagement and retention programs, using Entrata to track performance metrics.
Requirements10
- 11-2+ years of property management experience, preferably in multifamily housing.
- 2Proficiency in Entrata, Onesite, and Knock software for leasing, accounting, and resident communication.
- 3Proven experience in leasing, rent collection, budgeting, and vendor coordination.
- 4Previous leadership or supervisory experience, with the ability to motivate and hold a team accountable.
- 5Strong communication and interpersonal skills, with a customer service focus.
- 6Strong time management and problem-solving skills, with the ability to prioritize tasks in a fast-paced environment.
- 7Self-motivated and organized, capable of working independently and making decisions.
- 8Knowledge of Fair Housing regulations and local landlord-tenant laws.
- 9High school diploma or equivalent; bachelor's degree in business or related field is a plus.
- 10Valid driver's license and reliable transportation for property errands.
