Resident Manager, Multifamily Property
Overview
You will own operations at two Los Angeles apartment buildings in Los Feliz and Lomita, managing 100+ units with a 2-bedroom unit included. You report directly to corporate leadership, coordinating with accounting and marketing teams. Your focus is enforcing community rules, driving occupancy, and turning around property performance. This live-on-site role demands calm authority and consistent enforcement.
What You'll Do10
- 1Serve as primary tenant contact, resolving rent, maintenance, and policy inquiries within 24 hours.
- 2Tour and lease units, process applications, and explain lease terms to prospective residents.
- 3Coordinate move-in and move-out inspections, tracking unit turnover status in Yardi Voyager.
- 4Conduct semi-annual, building, and regulatory inspections, documenting compliance in Rent Café.
- 5Schedule and approve work orders, supervising vendor repairs and maintenance tasks.
- 6Enforce security protocols, testing locks, lighting, and emergency procedures weekly.
- 7Collect rent, issue late notices including Pay or Quit and Rent Increase, and manage delinquency.
- 8Maintain tenant ledgers and lease documents, generating monthly reports on vacancies and work orders.
- 9Post regulatory notices like 24-hour Entry and Water Shut-off, assisting with evictions as needed.
- 10Build tenant community through events and newsletters, mediating conflicts professionally.
Requirements7
- 12-4 years managing multifamily properties, with a track record of turning around underperforming sites.
- 2Proficiency in Yardi Voyager and Rent Café for leasing, maintenance, and financial reporting.
- 3Strong command of MS Office including Outlook, Word, and Excel for daily documentation.
- 4Proven conflict management skills, remaining professional and firm in high-pressure resident interactions.
- 5Knowledge of California landlord-tenant law, including notice requirements and eviction procedures.
- 6Reliable transportation and current auto insurance per California law for travel between properties.
- 7Availability for weekends, holidays, and on-call duties, with physical ability to inspect sites and climb stairs.
