Residential Superintendent, Property Maintenance & Repairs
Overview
You will own residential maintenance and resident service for a New York City community, responding to repair requests and delivering move-out turnovers. You will work with the RealPage Mobile Facilities App to track work orders and maintain the building's interior and exterior. You will coordinate with the Inventory Specialist to keep storage and workshop areas stocked. 3+ years in building trades and a hands-on repair mindset will set you apart.
What You'll Do9
- 1Respond to resident service requests and management requests for occupied apartments and community grounds.
- 2Prioritize service requests and apartment turnover schedules to meet deadlines.
- 3Perform move-out inspections, identifying materials and repairs needed for new resident excellence.
- 4Complete work orders using the RealPage Mobile Facilities App.
- 5Conduct regular preventative maintenance inspections on interior and exterior community items.
- 6Submit inventory requests to maintain adequate supplies and equipment.
- 7Cooperate with the Inventory Specialist to keep warehouse rooms and storage/workshop areas stocked and organized.
- 8Keep building grounds and common areas clean, safe, and free of debris.
- 9Maintain company standards for all interior and exterior needs, including clearing ice, snow, and debris from entrances and walkways.
Requirements10
- 13+ years of maintenance experience (preferred).
- 2Experience in building trades for repairs and replacement of trade materials.
- 3Knowledge of electrical, plumbing, mechanical, and carpentry systems.
- 4Ability to safely operate tools and equipment related to facility maintenance.
- 5Ability to lift heavy items, kneel, crouch, maneuver in small spaces, and climb stairs.
- 6Own basic tools for the job.
- 7Exceptional customer service, communication, and interpersonal skills.
- 8Ability to work under pressure, adjust to constant changes, handle multiple tasks, and problem solve.
- 9Ability to use email and the RealPage Mobile Facilities App.
- 10Bilingual is a plus.
