Overview
You own maintenance and property management across Phantom Capital's multi-family portfolio in the tri-state area. This role combines hands-on construction, plumbing, and electrical work with tenant relations and property oversight. You'll report directly to ownership, manage service calls and renovations, and grow into greater responsibility as the firm expands. Prior superintendent experience and a builder's mindset set you apart here.
What You'll Do8
- 1Oversee property upkeep and renovations to boost investment returns across the portfolio
- 2Respond to tenant complaints and emergency service calls within 24 hours
- 3Process work orders and repair requests in priority order, tracking completion
- 4Conduct property inspections and coordinate preventive maintenance on HVAC, plumbing, and electrical systems
- 5Manage make-ready turns, including painting, drywall, and light carpentry
- 6Supervise and train property staff, including contractors and porters
- 7Enforce property rules and lease terms, documenting violations as needed
- 8Handle tenant move-ins and move-outs, including unit inspections and paperwork
Requirements6
- 13+ years hands-on experience as a building superintendent or in construction
- 2Working knowledge of plumbing and electrical repairs, including fixtures and wiring
- 3Experience in multi-family property management or related field
- 4Strong communication skills for tenant and vendor interactions
- 5Ability to multitask and prioritize daily work orders and projects
- 6Valid driver's license and reliable transportation to travel between properties
