Overview

You will own daily maintenance, repairs, and code compliance for a supportive housing building in NYC, serving residents with mental health concerns at a leading provider. You will supervise maintenance staff and coordinate with property management and social services teams. This role uniquely combines hands-on trade work with regulatory oversight and tenant interaction, reporting directly to the program director.

What You'll Do9

  • 1Respond to and resolve life-threatening maintenance emergencies within 24 hours, prioritizing and assigning work orders across your team.
  • 2Complete apartment turnovers within KPI timeframes (studio: 7-12 days, 1-bedroom: 8-13 days), coordinating with vendors and staff using Yardi.
  • 3Conduct semi-annual apartment inspections, documenting issues and ensuring compliance with HPD, DOB, and FDNY regulations.
  • 4Oversee boiler, elevator, and HVAC systems, logging inspections and coordinating with licensed vendors for specialized repairs.
  • 5Maintain cleanliness of common areas and manage garbage/recycling removal in accordance with NYC sanitation rules.
  • 6Interact professionally with residents, reporting concerns to property management and supportive services, and ensuring secure building access.
  • 7Track and close work orders in Maintenance IQ, verifying task completion and documenting all repairs and inspections.
  • 8Collaborate with the work order coordinator and Director of Operations on procurement and violation resolution.
  • 9Attend monthly superintendent meetings and participate in fire drills, safety inspections, and emergency preparedness training.

Requirements8

  • 1High school diploma or equivalent required.
  • 22+ years of training or 3+ years of work experience in a related trade (carpentry, electrical, plumbing, masonry, or painting).
  • 31+ year of supervisory experience preferred.
  • 4Working knowledge of equipment installation and repair, including HVAC systems.
  • 5Ability to operate and maintain machines such as floor buffers, trash compactors, and snow blowers.
  • 6Must pass fingerprinting and clearance by the New York State Justice Center.
  • 7Ability to regularly lift and carry items up to 100 lbs.
  • 8Must obtain or already hold certifications: S-95, F-01, S-12, and S-13 within 4 months of employment.
