Overview
You will own all maintenance and operations for Inwood Tower, a residential cooperative in NYC. Day-to-day you will manage repairs, supervise staff, and ensure compliance with NYC regulations. You will troubleshoot plumbing, electrical, heating, and mechanical systems, and coordinate with outside contractors. This role demands FDNY S-12, S-13, and P-99 certifications, and offers the chance to lead a well-run property.
What You'll Do10
- 1Oversee daily maintenance and operation of the building, including coordinating routine repairs and preventive maintenance.
- 2Troubleshoot issues in plumbing, electrical, heating, and mechanical systems to resolve problems quickly.
- 3Monitor boilers, heating systems, pumps, and other building equipment to ensure proper function.
- 4Supervise maintenance staff and ensure assigned duties are completed correctly and on time.
- 5Conduct regular property inspections, identify repair needs, and take corrective action.
- 6Maintain common areas, mechanical rooms, basement, and exterior areas in safe, orderly condition.
- 7Respond to resident maintenance requests and building emergencies with professional urgency.
- 8Coordinate work from outside contractors and vendors, verifying quality and completion.
- 9Assist management with HPD, DOB, and FDNY inspections, resolving violations and requirements.
- 10Keep accurate maintenance records and report significant conditions or incidents to management.

- 4Prior experience as a Building Superintendent or Assistant in a NYC residential building
- 5Hands-on maintenance and repair experience with plumbing, electrical, heating, and mechanical systems
- 6Ability to troubleshoot building issues and decide when to bring in specialized contractors
- 7Familiarity with NYC residential building requirements and agency inspections
- 8Supervisory experience to lead building staff and prioritize daily work
- 9Strong organizational and communication skills for resident and management interactions
- 10Dependable and available to respond to building emergencies as needed
