You will own unit turnover for a portfolio of residential rentals in New York, preparing each apartment for move-in with repairs, restorations, and deep cleans. You will work onsite, coordinating directly with the Property Manager to hit deadlines. This role blends hands-on craft with independent problem-solving, from hardwood floor refinishing to light electrical. You will take pride in delivering move-in-ready units that meet quality standards.

What You'll Do9

  • 1Refurbish vacant units to move-in readiness: patch drywall, paint, and repair trim.
  • 2Restore hardwood floors: sand, stain, and apply polyurethane to a high gloss.
  • 3Replace or repair fixtures, hardware, and appliances; fix minor plumbing and electrical issues.
  • 4Perform light carpentry: install shelves, adjust doors, and replace trim.
  • 5Deep clean kitchens, bathrooms, and floors to a spotless standard.
  • 6Inspect units for larger issues and report needed contractor work to the Property Manager.
  • 7Maintain tools and supply rooms, keeping them organized and stocked.
  • 8Meet unit turnover deadlines by prioritizing tasks and managing your day.
  • 9Follow all safety protocols and building codes while working.

Requirements8

  • 1High school diploma or equivalent.
  • 21-2 years of property maintenance or residential construction experience.
  • 3Proven experience in hardwood floor restoration (sanding, staining, polyurethane).
  • 4Working knowledge of residential plumbing, electrical, and carpentry.
  • 5Ability to work solo with minimal supervision.
  • 6Sharp attention to detail and quality of finish.
  • 7Valid driver's license and reliable transportation.
  • 8Physical stamina to lift up to 50 lbs, bend, kneel, and stand for long shifts.
