Residential Construction Superintendent, Ground-Up Luxury Homes
Overview
Site Superintendent leads day-to-day field operations on a ground-up residential project in Altadena CA with a focus on luxury and architecturally detailed homes. This role reports to the Project Manager and works with subcontractors, vendors, and inspectors to maintain schedule and quality. You will maintain a safe, organized jobsite and ensure on-time completion from mobilization through turnover. The position requires a hands-on presence on site, with preference for candidates within 25 miles of Altadena due to LA traffic.
What You'll Do10
- 1Build the on-site leadership presence and oversee daily field operations for the project
- 2Manage and coordinate subcontractors, vendors, inspectors, and site personnel to meet plans, schedule, and quality expectations
- 3Develop, maintain, and actively manage the project schedule to identify delays before they impact milestones
- 4Coordinate sequencing of all trades from site preparation through final completion
- 5Conduct daily site walks to monitor progress, safety, cleanliness, and organization
- 6Read and interpret architectural structural MEP drawings and specifications to resolve issues early
- 7Coordinate material deliveries and ensure materials are available to maintain momentum
- 8Manage RFIs, submittals, inspections, field changes, and project documentation
- 9Coordinate required inspections with building officials and governing agencies
- 10Maintain communication with Project Manager and team on progress, manpower, materials, quality, and delays
Requirements10
- 17+ years of progressive construction experience with significant Site Superintendent or Construction Superintendent responsibilities
- 2Proven experience managing ground-up residential construction from sitework to completion
- 3Preference for experience with custom, luxury, or architecturally detailed homes
- 4Ability to independently manage a jobsite and lead multiple trades
- 5Strong understanding of residential sequencing including sitework foundations framing roofing MEP drywall millwork finishes landscaping and closeout
- 6Ability to read architectural structural civil and MEP plans details and schedules
- 7Knowledge of building codes inspections and quality-control procedures
- 8Experience developing and maintaining construction schedules and holding subcontractors to milestones
- 9Proficiency with construction management software such as Procore Autodesk Construction Cloud Buildertrend or similar platforms
- 10Excellent communication and interpersonal skills with a hands-on field presence and strong leadership
