What You'll Do8
- 1Completes assigned work orders and preventative maintenance tasks diagnosing root causes and applying repairs following safety policies and codes.
- 2Manages make-ready processes for vacant apartments creating punch lists scheduling vendors and verifying completed work.
- 3Tracks material usage returns unused items to storage and documents paperwork accurately for efficient service tracking.
- 4Assists in grounds maintenance by handling trash removal pressure washing and painting curbs and signage.
- 5Supports cost control initiatives by fixing parts instead of replacing them and minimizing material waste.
- 6Conducts routine and periodic inspections identifying safety concerns and communicating property needs to management.
- 7Adheres to physical demands including standing walking sitting bending climbing ladders and lifting weights up to 25 pounds independently and 50 pounds with assistance.
- 8Travels between properties as needed for training business meetings and other duties while maintaining flexibility for evening weekend and holiday call schedules.
Requirements5
- 11-2 years of maintenance experience with essential responsibility for technical mechanical repairs.
- 2Knowledge of EPA Type 1 and II certifications for refrigerant recycling and state/local certifications.
- 3Valid driver’s license for golf cart operation where applicable.
- 4Ability to perform ground-level tasks such as pressure washing and painting.
- 5Strong commitment to safety protocols attending mandatory training sessions and reporting incidents promptly.
