You'll own the physical integrity of a 391-unit garden-style property in Tampa, ensuring it meets Greystar's standards for safety and appearance. You'll handle resident service requests and make-ready tasks, with EPA Certification required for refrigerant handling. You'll work with a small team under the maintenance supervisor, tackling a mix of repairs and preventative maintenance. This role stands out for its rotating on-call schedule and the chance to work across all building systems.
What You'll Do9
- 1Complete work orders from resident requests by diagnosing issues and repairing per safety and code standards.
- 2Execute the make-ready process for vacant units: inspections, punch lists, vendor scheduling, and final quality checks.
- 3Track parts and supplies inventory, returning unused items and notifying the supervisor for reorders.
- 4Document all service requests and maintenance tasks accurately for tracking purposes.
- 5Maintain grounds and amenities by picking up trash, pressure-washing, cleaning, and painting.
- 6Support cost control by repairing parts when possible and using tools correctly.
- 7Attend safety meetings and complete required OSHA training to ensure compliance.
- 8Inspect contractor work to verify quality meets standards and specifications.
- 9Assist with routine property inspections to identify safety risks and maintenance needs.
Requirements7
- 1EPA Certification Type I and II or Universal for refrigerant recycling (for Certified Service Technicians).
- 2All certifications required by State and Local jurisdictions for Service Technicians.
- 3Valid driver's license to operate a golf cart on property if applicable.
- 4Ability to stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry, and crawl in confined areas.
- 5Ability to work inside and outside in all weather conditions.
- 6Ability to lift up to 25 pounds independently and 50 pounds with assistance.
- 7Flexible schedule including evenings, weekends, and holidays for on-call duties.
