Overview
You will own maintenance for Arbor Green in Los Angeles, serving residents across 200+ units. You'll handle preventative maintenance, emergency repairs, and unit turnovers, coordinating vendors and inspections. Working with a Property Manager, you'll ensure compliance with TCAC and REAC standards. This role offers a $100 wellness stipend and 401(k) match.
What You'll Do8
- 1Troubleshoot and repair plumbing, electrical, mechanical, carpentry, and masonry issues across the community.
- 2Own the work order queue: schedule, respond, and follow up with residents and management to close 90% of tickets within 24 hours.
- 3Complete unit turnovers and preparations for new move-ins within 3-day deadlines.
- 4Conduct move-in and move-out inspections with Property Manager, documenting conditions and coordinating repairs.
- 5Run quarterly inspections with Property Manager to identify and fix issues before they escalate.
- 6Schedule and supervise vendor work, ensuring quality and adherence to safety standards.
- 7Carry the on-call phone for off-shift and weekend emergency maintenance, with reliable transportation.
- 8Maintain preventative maintenance schedules, updating logs to ensure all systems operate efficiently.
Requirements6
- 12+ years experience in apartment maintenance or comparable position.
- 2Knowledge of TCAC and REAC inspection standards.
- 3Ability to work on-call and handle emergency calls with reliable transportation.
- 4Basic math and computer skills, and fluency in English.
- 5Bilingual is a plus for communicating with diverse residents.
- 6Strong time management skills to juggle multiple tasks and deadlines.
