Overview
You will lead a maintenance team for East End Apartments, a 180-unit market rate building in downtown Minneapolis. You own all repairs, turnovers, and preventative maintenance across the property, with a 24-hour response target for work orders. You report to the Property Manager and coordinate with vendors and corporate leadership. What You'll Do10
- 1Respond to open work orders and resolve resident requests within 24 hours.
- 2Turn vacated units in 24 hours (5 days if not immediate), including painting, cleaning, and carpet shampooing.
- 3Plan and execute preventive maintenance for building systems like HVAC, plumbing, and electrical.
- 4Diagnose and repair issues using hand and power tools, electric meters, and material handling equipment.
- 5Walk the property daily to ensure resident compliance and a clean, safe environment.
- 6Purchase maintenance supplies and manage vendor bids for special projects.
- 7Coordinate unit inspections with management and review turnover schedules weekly.
- 8Report lease violations to management and keep them informed of property conditions.
- 9Supervise on-site maintenance staff, including hiring, training, and performance reviews.
- 10Manage capital expense forecasts for major items like HVAC systems and roof replacements.
Requirements8
- 1High school diploma or GED plus craft apprenticeship or equivalent experience.
- 25-7 years in maintenance, carpentry, or construction, ideally in residential or commercial real estate.
- 3Special Boilers License or willingness to obtain one.
- 4Certified Pool Operator (CPO) or willingness to obtain one.
- 5Own hand tools and a valid driver's license with a clean Motor Vehicle Record.
- 6Ability to lift over 50 lbs and work in varied physical conditions.
- 7Strong verbal and written communication skills for vendor and resident interactions.
- 8Flexibility to work evenings, weekends, and on-call rotations.
