Overview
You will own maintenance across two residential properties in Minneapolis, handling unit turns, work orders, and preventative upkeep. You'll work with HVAC systems, plumbing, electrical, and appliances, reporting to the property manager. This contract-to-hire role converts after 90 days, with a Monday-Friday schedule and on-call rotation. You'll lead by example, keeping units move-in ready and residents safe.
What You'll Do8
- 1Complete assigned work orders within 24 hours, covering HVAC, plumbing, electrical, and appliance repairs.
- 2Turn vacant units in 3 days, including painting, fixture replacement, and deep cleaning.
- 3Diagnose and fix furnace and water heater issues before they escalate.
- 4Perform preventative maintenance on air conditioning and air exchange systems each season.
- 5Prioritize work orders with the property manager, balancing urgent resident needs and scheduled upkeep.
- 6Respond to on-call emergencies within 1 hour, resolving issues like leaks or power outages.
- 7Coordinate with vendors for specialized repairs, ensuring quality and cost control.
- 8Document all work in the system, updating status and parts used for accurate tracking.
Requirements7
- 12+ years in residential maintenance, with multi-family experience required.
- 2Hands-on experience with furnaces and water heaters, including troubleshooting and repair.
- 3Track record of completing unit turns, from move-out to move-in ready.
- 4Valid driver's license and reliable transportation for travel between sites.
- 5Ability to pass a background check before employment.
- 6Strong organizational skills, tracking work orders and maintenance logs.
- 7Clear communication with residents, vendors, and property management.
