What You'll Do11
- 1Assist and complete work orders from resident requests and routine upkeep by diagnosing defects and executing repairs following policies and codes
- 2Oversee make-ready processes for vacant units creating punch lists and scheduling vendors to complete maintenance tasks
- 3Develop and enforce cleanliness and appearance standards for grounds amenities building exteriors and interiors
- 4Inspect contractor and vendor work to verify quality adherence to specifications
- 5Maintain inventory of spare parts and collaborate with Community Manager to manage supplies within budget
- 6Perform monthly preventative maintenance as outlined in the Policy and Procedure Manual
- 7Assist in developing budgets for repair projects and capital improvements
- 8Support cost-cutting initiatives by repairing parts instead of replacing them
- 9Conduct safety meetings and ensure MSDS sheets are current while staying updated on OSHA regulations
- 10Demonstrate strong customer service skills by treating residents and teams with respect
- 11Apply logical thinking to define and resolve operational problems
Requirements11
- 1High school diploma GED or related experience and training
- 2Experience in property management building maintenance or related trade
- 3EPA certifications Type I and II or Universal if working on sealed HVAC systems
- 4Valid driver’s license to operate golf carts if applicable
- 5Ability to stand walk sit bend stoop climb ladders and carry objects up to 25 pounds independently and 50 pounds with assistance
- 6Proficiency in internet word processing spreadsheet and database management programs
- 7Strong mathematical skills for financial document review
- 8Customer service and interpersonal communication abilities
- 9Logical thinking and problem-solving skills
- 10Knowledge of state and local jurisdiction certification requirements
- 11Flexibility to work evenings weekends and holidays through call schedules
