What You'll Do10
- 1Complete resident service requests within 24 hours, prioritizing urgent issues like leaks or electrical failures.
- 2Perform repairs in HVAC, plumbing, electrical, and carpentry, including fixing appliances, fixtures, and structures.
- 3Prepare vacant units for occupancy through the make-ready process, ensuring they meet quality standards.
- 4Conduct preventive maintenance on equipment and systems, following manufacturer guidelines and property schedules.
- 5Maintain pool chemical levels and cleanliness, ensuring safety and compliance.
- 6Supervise subcontractors and maintenance staff, assigning work orders and training new hires.
- 7Keep accurate records of maintenance tasks, inventory, and purchase orders, and order supplies as needed.
- 8Participate in on-call rotation for evening, weekend, and holiday emergencies.
- 9Inspect units, buildings, and common areas regularly, addressing issues proactively.
- 10Assist with property inspections and maintain safety standards in shops and storage areas.
Requirements8
- 12+ years of full-time experience in apartment maintenance or a trade covering electricity, plumbing, carpentry, painting, and HVAC.
- 2Valid driver's license with good driving record and auto insurance.
- 3Ability to work some weekends and travel within major metropolitan areas, with possible overnight stays.
- 4High school diploma or equivalent.
- 5Strong verbal and written communication skills in English.
- 6Bilingual in Spanish is a plus.
- 7Own a basic set of hand tools.
- 8Technical certification is preferred.
