Hotel Maintenance Manager
Overview
You own the physical plant at a 200-room extended stay property, keeping every system safe and guest-ready. You direct a team of 4 technicians, manage vendor contracts, and execute repair projects without disrupting occupancy. This role combines hands-on troubleshooting with strategic planning, reporting directly to the General Manager. You set the standard for uptime across HVAC, plumbing, and electrical systems, with full authority to reshape preventative maintenance schedules.
What You'll Do8
- 1Inspect all guest rooms, corridors, and public areas daily to identify and resolve safety hazards before they impact operations.
- 2Plan and execute routine maintenance cycles for HVAC units, water heaters, and fire suppression systems, reducing emergency callouts by 20%.
- 3Lead a team of 2 maintenance techs and 2 housemen, assigning daily work orders and coaching on proper repair techniques.
- 4Diagnose root causes of equipment failures and implement permanent fixes rather than temporary patches.
- 5Manage contractor relationships for specialized work, negotiating quotes and verifying completed quality.
- 6Track all maintenance expenses against the monthly budget, flagging variances to senior leadership.
- 7Update the maintenance manual and standard operating procedures after each major repair project.
- 8Communicate repair timelines to front desk and housekeeping to coordinate room outages without guest inconvenience.
Requirements7
- 13+ years in hotel maintenance or facilities management, with proven supervisory experience.
- 2Associate Degree or trade school certificate in HVAC, electrical, or related field, or equivalent hands-on experience.
- 3In-depth knowledge of OSHA and NFPA 70E safety regulations for a commercial property.
- 4Diagnostic skills across plumbing, electrical, and HVAC systems, including reading schematics.
- 5History of managing maintenance budgets over $100K annually.
- 6Flexibility to work weekends and on-call shifts as needed for emergency repairs.
- 7Valid driver's license and reliable transportation for off-site supply runs.
