Own construction operations and business development for a Houston commercial builder. Run the full project lifecycle: estimating, bidding, contracting, scheduling, procurement, production, change orders, collections, and closeout. Build a strong project pipeline through existing relationships, networking, and targeted outreach. Report to the CEO and shape the company's growth strategy. This role blends operational leadership with revenue generation, rewarding both project margins and new business won.

What You'll Do10

  • 1Develop and maintain a pipeline of profitable commercial construction opportunities. Identify new projects, build relationships with owners, developers, brokers, architects, and franchise organizations. Generate leads through networking and referrals. Track opportunities from lead to award.
  • 2Own the estimating and preconstruction process. Review plans and specifications, perform quantity takeoffs, obtain subcontractor pricing, and prepare accurate budgets and bids. Identify scope gaps and risks. Maintain historical cost data to improve accuracy.
  • 3Convert opportunities into contracts. Prepare and submit bids, negotiate scope and pricing, and review contract terms. Ensure project scope and pricing are clear before signing. Establish budgets and baseline financial expectations.
  • 4Develop project execution plans and schedules. Coordinate mobilization, identify critical-path activities, and monitor progress. Resolve delays early and ensure projects are adequately staffed and resourced.
  • 5Manage subcontractor and supplier relationships. Solicit proposals, evaluate pricing and quality, negotiate terms, and establish agreements. Monitor material procurement and long-lead items. Build a preferred vendor network.
  • 6Oversee multiple projects simultaneously. Support project managers and field personnel. Monitor progress, quality, safety, and profitability. Conduct regular reviews and resolve issues quickly to keep projects on track.
  • 7Protect project profitability through change order management. Identify scope changes, document them promptly, price accurately, and negotiate with clients. Track pending changes and prevent scope creep.
  • 8Monitor project financials: budgets, job costs, gross margins, and projected final costs. Identify variances and implement corrective actions. Work with finance for monthly reviews and ensure project profitability.
  • 9Coordinate progress billing and collections. Track invoices, retainage, and collections risk. Resolve billing disputes and ensure projects are financially closed out properly.
  • 10Ensure projects are completed professionally. Coordinate punch-list completion, deliver closeout documents, finalize subcontractor accounts, and track retainage. Conduct post-project reviews to capture lessons learned.

  • 110+ years of progressive commercial construction experience.
  • 2Demonstrated experience managing commercial construction projects.
  • 3Strong estimating and bidding experience.
  • 4Experience negotiating contracts and subcontractor agreements.
  • 5Strong knowledge of construction scheduling and project management.
  • 6Experience managing subcontractors and vendors.
  • 7Demonstrated experience with change orders and scope management.
  • 8Strong understanding of construction job costing and project financials.
  • 9Experience managing client relationships.
  • 10Demonstrated business development or sales experience, with a track record of winning new projects.
