Overview
You will own cost estimation for commercial projects up to $50M, pricing Bluebeam and Procore scopes. You work with a 50-year family-owned general contractor, balancing three active bids against subcontractor negotiations. Your pricing wins bids, and your client rapport drives repeat business. We back you with a preconstruction team and a 40-year subcontractor network.
What You'll Do9
- 1Build detailed cost estimates from Bluebeam and Procore plans, pricing general conditions, self-perform work, and subcontractor scopes.
- 2Solicit, analyze, and negotiate subcontractor and vendor pricing, leveraging your network across concrete, steel, and MEP trades.
- 3Lead bid strategy and value engineering sessions for Commercial Construction tenders, creating competitive proposals that win.
- 4Drive client engagement through preconstruction meetings, project walkthroughs, and proposal presentations.
- 5Manage 3-5 concurrent bids, using PlanSwift takeoffs and ConstructConnect bid management to pace deadlines.
- 6Collaborate with project managers to verify scope coverage and hand over winning bids with clear cost assumptions.
- 7Negotiate contract terms for subcontracts, aligning with company risk tolerance.
- 8Support business development: cultivate repeat client relationships and identify new project opportunities.
- 9Travel to job sites for walkthroughs, verifying site conditions and capturing accurate quantities.
Requirements8
- 13+ years estimating with a general contractor in commercial construction.
- 2Proven track record preparing competitive bids that win projects.
- 3Advanced proficiency with Bluebeam, Procore, and PlanSwift.
- 4Established relationships with subcontractors across multiple trades.
- 5Strong sales and negotiation skills, able to close deals and build client loyalty.
- 6Solid understanding of construction methods, materials, and cost structures.
- 7Ability to manage multiple bids and deadlines in a fast-paced environment.
- 8Eligibility for coverage under the company's commercial automobile insurance policy and TSA identification for air travel.
