What You'll Do10
- 1Maximize revenue by collecting income, minimizing vacant and delinquent rent loss, and pursuing past due accounts.
- 2Control expenditures by planning, scheduling, and authorizing spending within budget limits and reviewing purchase orders.
- 3Perform market analysis and adjust rents based on surveys, with approval for downward changes from EOS.
- 4Generate traffic through cost-effective marketing, including developing market plans and securing signage locations.
- 5Inspect property daily for cleanliness and appearance, including picking up trash and cleaning vacant units.
- 6Lease apartments by qualifying prospects, escorting them to units, and completing all necessary paperwork.
- 7Resolve resident complaints calmly and promptly, and deliver flowers, newsletters, and other items to residents.
- 8Motivate and train on-site staff through weekly meetings, on-the-job training, and performance evaluations.
- 9Ensure compliance with company policies and timely submission of reports, including monthly closeout and marketing surveys.
- 10Maintain property curb appeal by monitoring landscaping, conducting grounds walks, and implementing rent-ready policies.
Requirements9
- 13-5 years of management experience in property management or a related field.
- 2Knowledge of ONEsite property management software.
- 3Preferable four-year degree in business, hospitality, or property management.
- 4Bilingual in Portuguese is preferred and encouraged.
- 5Ability to effectively manage people and sustain a professional image.
- 6Strong people, organizational, verbal, and writing skills.
- 7Excellent customer service orientation.
- 8Assertive attitude and effective decision-making skills.
- 9Must pass drug screening test.
