Traveling Assistant Property Manager Sharpline Communities
Overview
Sharpline Communities seeks an adaptable Traveling Assistant Property Manager to support Kansas City metro and Lawrence portfolio. This role covers team PTO fills, recruits staff, and reinforces onsite teams during peak times. It serves as a direct pathway to Property Manager promotion. Candidates gain full exposure to every community and operation.
What You'll Do22
- 1Operate from an assigned home base community based on location and manager capabilities
- 2Report directly to a community or office if required
- 3Travel between Kansas City MO KS and Lawrence KS communities as assigned
- 4Provide full coverage for Assistant Property Manager and leasing team members during PTO leaves and vacancies
- 5Integrate quickly into each community's team systems and routines with minimal ramp-up
- 6Maintain continuity of operations reporting and resident service across all assigned communities
- 7Communicate proactively with Property Managers and leadership about site needs priorities and observations
- 8Remain at home base during off-season and provide virtual support to other communities
- 9Support leasing efforts to achieve occupancy goals
- 10Conduct apartment tours communicate community features and follow up on all leads
- 11Process applications and coordinate move-in procedures
- 12Assist with resident retention initiatives lease renewals and expiration management
- 13Deliver exceptional customer service to current and prospective residents
- 14Address resident concerns promptly professionally maintaining positive relationships
- 15Support resident events engagement initiatives and community communications
- 16Assist with rent collection delinquency management including collection calls and documentation
- 17Process and track resident payments maintain resident ledgers
- 18Prepare monthly reports financial summaries and move-out charge documentation
- 19Coordinate eviction preparation and documentation per policy and law
- 20Support daily office operations administrative functions ensure resident files complete and audit ready
- 21Maintain compliance with Fair Housing regulations and company policies
- 22Assist with property inspections operational audits and implementation of company initiatives
Requirements12
- 1High school diploma or equivalent
- 2Prior experience as an Assistant Property Manager or equivalent multifamily role and leasing experience
- 3Reliable personal vehicle clean driving record valid driver’s license and current auto insurance verification
- 4Ability to travel between communities daily adjust site assignments on short notice
- 5Strong organizational and multitasking abilities
- 6Proficiency with Microsoft Office Suite
- 7Excellent verbal and written communication skills
- 8Ability to maintain confidentiality and professionalism
- 9Experience supporting multiple communities or floating roving capacity
- 10Knowledge of Fair Housing regulations
- 11Experience with collections delinquency management and resident retention
- 12Physical ability to operate a motor vehicle travel between communities walk apartment homes climb stairs navigate multiple building levels lift up to 25 pounds occasionally sit stand operate office equipment
Salary Insight
