Overview
The Service Manager oversees building maintenance operations ensuring mechanical systems meet CIM standards. This role directs preventive maintenance programs and manages third-party vendors to complete repairs efficiently. It focuses on enhancing residential properties while supporting operational excellence.
What You'll Do11
- 1Direct preventive maintenance tasks using the monthly calendar and assign work to technicians or vendors
- 2Inspect HVAC refrigerators sinks washers dryers and other systems as directed
- 3Coordinate common area maintenance including roofs exterior doors windows drain lines
- 4Track resident work orders and schedule repairs with vendor approval
- 5Maintain operating budget for repairs and provide cost estimates for turnover plumbing electrical HVAC and building RM
- 6Meet weekly with Assistant Property Manager to resolve issues within 24 hours
- 7Review printed work orders on Monday and confirm completion status Friday
- 8Manage inventory of appliances tools supplies and equipment
- 9Repair doors windows floors appliances and HVAC components to standard levels
- 10Maintain engineering office organization and documentation
- 11Dispose of outdated appliances with written approval
Requirements7
- 15+ years building maintenance experience with Spark Airflow
- 2Valid state driver's license and EPA Type I and II certification
- 3High school diploma or equivalent with 3-5 years maintenance experience
- 4Proven ability to manage vendors and third-party contractors
- 5Strong knowledge of HVAC plumbing and electrical systems
- 6Excellent communication skills for tenant interactions and management reporting
- 7Ability to develop performance metrics and cost control strategies
