What You'll Do11
- 1Complete assigned work orders and preventative maintenance by diagnosing issues and applying code-compliant repairs
- 2Execute make-ready processes for vacant units including inspections and punch-list management
- 3Manage material procurement by tracking inventory and coordinating vendor schedules
- 4Document service requests accurately to maintain proper tracking and accountability
- 5Maintain grounds and amenities through cleaning, debris removal, and painting tasks
- 6Support cost-control initiatives by prioritizing repairs over replacements
- 7Conduct contractor inspections to verify quality and adherence to specifications
- 8Assist in routine and periodic property inspections to address safety concerns
- 9Travel between properties as needed for operational support
- 10Participate in safety meetings and complete OSHA-related training
- 11Inspect third-party work to ensure compliance with quality standards
Requirements7
- 15+ years building maintenance experience with Spark and Airflow
- 2EPA Type 1 and II or Universal certification for refrigerant recycling
- 3Valid driver’s license for golf cart operation
- 4Proven ability to work flexible hours including evenings and weekends
- 5Strong physical stamina for standing walking and lifting 25 pounds independently
- 6Certifications required by Texas state law
- 7Experience with property management software and documentation systems
