Overview

You will own operations for 150+ units across up to 3 properties, ensuring safe, quality housing for residents. You will lead a property team, manage finances within +/- 5% of budget, and maintain a 98% occupancy rate. Working with a Portfolio Manager, you will drive compliance with HUD and Tax Credit regulations. This onsite role includes a 1-bedroom apartment at Westlake Christian Terrace East in Oakland, CA.

What You'll Do10

  • 1Oversee daily operations of 150+ units across up to 3 properties, ensuring resident safety and satisfaction.
  • 2Lead a team of property staff, including hiring, training, and performance management.
  • 3Direct all financial activities: rent collection, deposits, and budget administration within +/- 5% variance.
  • 4Maintain 98% occupancy through effective marketing and waitlist management.
  • 5Enforce CCH policies and comply with Fair Housing and Section 504 regulations.
  • 6Coordinate maintenance and vendor work to keep properties in top condition.
  • 7Prepare for inspections (INSPIRE, MOR, annual audit) by ensuring all documentation is ready.
  • 8Process resident files accurately at move-in and recertification following HUD guidelines.
  • 9Review delinquent accounts and take action to collect outstanding balances.
  • 10Inspect units annually and handle housekeeping letters, work orders, and chargebacks.

Requirements10

  • 11+ year of supervisory experience required.
  • 2High School diploma or GED required.
  • 3Real Estate License or Certified Property Manager (CPM) with 1+ year property management experience preferred.
  • 4Knowledge of HUD, Section 8, and Tax Credits and related systems preferred.
  • 5Proficient with Microsoft Office 365 and ability to learn new systems quickly.
  • 6Strong organizational, attention to detail, prioritization, and time management skills.
  • 7Proven analytical and problem-solving skills.
  • 8Strong interpersonal, written, and oral communication skills.
  • 9Ability to serve with integrity, professionalism, and confidentiality.
  • 10Satisfactory background check required.
