Community Manager II - Affordable Housing
Overview
You will own the full operation of Coral Court and Sunset Pines, overseeing 70+ units and a team of maintenance and janitorial staff. You will drive leasing, resident relations, and regulatory compliance with HUD and CTCAC, ensuring a safe and well-maintained community. This role combines day-to-day management with strategic planning, budgeting, and vendor oversight. You will also serve as the on-site Night Manager, responding to after-hours emergencies and securing the property.
What You'll Do10
- 1Supervise maintenance and janitorial staff, vendors, and contractors to ensure quality and timely completion of work orders and preventive maintenance.
- 2Conduct daily property inspections, monthly unit inspections, and quarterly safety inspections, documenting issues and directing corrective actions.
- 3Execute marketing and leasing strategies to maintain full occupancy, including applicant screening, income verification, and lease administration.
- 4Manage move-in and move-out procedures, ensuring vacant units are turned over within budget and time standards.
- 5Resolve resident concerns and complaints promptly, fostering a positive community and enforcing lease rules consistently.
- 6Prepare weekly and monthly financial reports including vacancy, delinquency, and budget variance, ensuring accurate Yardi data entry.
- 7Complete annual recertifications and documentation for HUD and CTCAC compliance, submitting accurate reports to regulatory agencies.
- 8Draft the annual site budget, monitor expenses, and recommend cost-saving measures to the Property Supervisor.
- 9Handle after-hours emergencies as Night Manager, securing common areas, responding to calls, and coordinating with on-call staff.
- 10Interview, train, and evaluate staff, addressing performance issues and promoting teamwork in line with Eden Housing policies.
Requirements10
- 12+ years in affordable housing management, including 1+ year supervising staff and managing maintenance projects.
- 2Experience with HUD and CTCAC regulations and compliance requirements.
- 3ARM certification or willingness to obtain within 12 months.
- 4Must obtain TCS and COS certifications within 12 months of hire.
- 5Proficiency in Yardi software is a plus, with working knowledge of Word and Excel.
- 6Ability to respond to emergencies 24/7, including nights, weekends, and holidays.
- 7High school diploma or GED, with related experience or training; a combination of education and experience accepted.
- 8Valid driver's license and reliable transportation to travel between properties as needed.
- 9Physical ability to walk, stand, climb stairs, and lift up to 50 pounds occasionally.
- 10Strong customer service and communication skills, with attention to detail and problem-solving abilities.
