Real Estate Portfolio Manager, Global Assets & Financial Analysis
Overview
Lead the strategic management of Sunrider Corporation's worldwide portfolio of land, real estate, and hotel assets, driving financial analysis, performance reporting, and capital allocation. Build the enterprise portfolio management capability from the ground up, reporting directly to executive leadership. Work with country managers and cross-functional teams to centralize asset data, develop dashboards, and create a disciplined framework for investment decisions. Own the first-year objective of a global property inventory and portfolio performance systems, shaping long-term value creation.
What You'll Do10
- 1Develop financial models and valuations to assess asset performance, capital allocation alternatives, and investment opportunities across the global portfolio.
- 2Establish portfolio KPIs, dashboards, and metrics, tracking IRR, cash-on-cash return, and risk-adjusted returns.
- 3Create business cases and investment recommendations for acquisitions, dispositions, redevelopments, and joint ventures.
- 4Build a complete global property inventory, including ownership certificates, title documents, leases, and technical drawings.
- 5Standardize documentation processes and governance standards with country managers and regional leaders.
- 6Serve as the primary liaison between headquarters and country managers on portfolio strategy and capital planning, coordinating with legal, finance, and operations.
- 7Lead due diligence for transactions, partnering with external advisors, appraisers, and brokers.
- 8Oversee project budgets, leasing proposals, and capital expenditures for owned properties, providing recommendations to executive leadership.
- 9Provide asset-level financial oversight for hotel investments, evaluating performance and capital improvement plans with operators and consultants.
- 10Monitor market conditions, zoning changes, and regulatory risks impacting real estate holdings.
Requirements9
- 17+ years of experience in real estate portfolio management, asset management, or corporate finance.
- 2Bachelor's degree in Finance, Real Estate, Business, or Economics; MBA or advanced degree preferred.
- 3Demonstrated experience managing multi-site and global real estate portfolios.
- 4Strong financial modeling, valuation, and analytical skills with advanced Excel proficiency.
- 5Proven ability to build structure from incomplete data environments and drive decisions.
- 6Excellent stakeholder engagement and cross-cultural communication skills.
- 7Experience with hotel, hospitality, or mixed-use assets strongly preferred.
- 8Ability to operate effectively across multiple time zones with a high degree of ownership and initiative.
- 9Experience with real estate portfolio systems preferred.
