What You'll Do10

  • 1Build and maintain occupancy by advertising vacancies, showing units, and negotiating leases to meet budgeted occupancy targets
  • 2Contract with tenants and collect security deposits while enforcing lease terms and property rules
  • 3Drive financial objectives by rent collection, bill payments, annual budget preparation, variance analysis, and corrective actions
  • 4Maintain property by addressing tenant requests, supervising repairs, planning renovations, and contracting landscaping and snow removal
  • 5Secure property by coordinating security services and implementing protective policies and incident response procedures
  • 6Enforce occupancy policies and respond to violators while ensuring regulatory compliance including LIHTC
  • 7Prepare reports by analyzing data, trends, and performance metrics for leadership
  • 8Interact professionally with tenants to address needs and concerns and improve retention
  • 9Conduct leasing and recertifications per regulatory agreements and ensure HUD/NYCHA/REAC knowledge
  • 10Address maintenance repair requests promptly and prevent violations through proactive management

Requirements8

  • 1High School Degree or GED with some college experience
  • 2Property Manager experience (5 years)
  • 3Bilingual (English & Spanish)
  • 4HUD, NYCHA, REAC knowledge
  • 5Proficiency in Microsoft Office Suite and strong computer skills
  • 6Exceptional organization and time-management abilities and ability to multitask
  • 7Strong work ethic and proactive approach to responsibilities
  • 8Excellent communication skills
