What You'll Do8
- 1Own project timelines for SFR turns and rehabs, scheduling crews and subcontractors to hit deadlines.
- 2Lead multiple crews on site, assigning tasks and holding vendors accountable for quality and progress.
- 3Conduct quality control walkthroughs and final inspections, documenting issues and resolutions.
- 4Track materials, job progress, and completion photos, updating the operations team daily.
- 5Solve field problems independently, from material shortages to crew conflicts, without constant direction.
- 6Communicate with vendors and property owners to coordinate access and schedules.
- 7Manage rehab budgets by tracking costs and approving purchases.
- 8Drive continuous improvement by reporting process gaps and suggesting fixes to the operations manager.
Requirements9
- 12+ years managing construction, turns, rehabs, or property maintenance projects.
- 2Proven ability to manage multiple crews and subcontractors simultaneously.
- 3Strong scheduling skills with a track record of meeting deadlines.
- 4Experience performing quality control and final walkthroughs.
- 5Excellent communication skills, both written and verbal, for daily operations reporting.
- 6Ability to track materials and progress using photos and spreadsheets.
- 7Problem-solving mindset, able to make decisions in the field.
- 8Reliable transportation and a valid driver's license required.
- 9Organized, responsive, and dependable with a strong work ethic.
