What You'll Do19
- 1Communicate professionally with coworkers vendors and residents
- 2Identify and report operational issues to management
- 3Complete service requests promptly in occupied apartments
- 4Maintain cleanliness in hallways and community spaces
- 5Prepare vacant units for leasing by removing trash and debris
- 6Assist bailiffs with eviction processes
- 7Repair windows and perform painting touch-ups
- 8Execute carpentry tasks such as drywall replacement and fixture installation
- 9Conduct basic electrical repairs and install light fixtures
- 10Handle appliance repairs including refrigerators and washers
- 11Perform plumbing repairs and unclog drains
- 12Service HVAC systems through troubleshooting and component replacement
- 13Ensure functional exterior and common area lighting
- 14Clear snow and ice from walkways for safety
- 15Carry out grounds maintenance including landscaping
- 16Follow municipal codes during preventative maintenance
- 17Provide after-hours emergency services for maintenance needs
- 18Work overtime when required and lift up to 50 pounds
- 19Collaborate with supervisor on additional tasks
Requirements9
- 15+ years building maintenance experience
- 2Strong knowledge of electrical plumbing and HVAC systems
- 3EPA Refrigerant Recovery Certification preferred
- 4Physical ability to climb ladders and lift heavy objects
- 5Proven organizational skills and time management
- 6Ability to work independently and as part of a team
- 7Excellent problem-solving and decision-making capabilities
