What You'll Do10
- 1Ensure Make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards
- 2Maintain and update service requests using Yardi Mobile until closure
- 3Troubleshoot and train staff on trade-specific items such as thermocouples motors boiler controls fire alarms plumbing valves fixtures water lines alarms locks new renovations
- 4Plan schedule supervise staff performance including maintenance installation repairs service requests turns and grounds cleaning
- 5Hire train and develop maintenance personnel applying company policies procedures and safety protocols
- 6Communicate effectively motivate team members and convey expectations
- 7Participate in departmental meetings coordinate with vendors manage safety compliance and OSHA regulations
- 8Coordinate contractor installations maintain budgets track financial impacts and negotiate vendor contracts
- 9Prepare project specifications inspect vendor work and purchase supplies efficiently
- 10Drive continuous improvement initiatives to enhance asset longevity and resident satisfaction
Requirements8
- 1Minimum 5 years maintenance experience property management background preferred
- 2Expert diagnostic skills in electrical carpentry plumbing HVAC painting carpet care appliance repair
- 3Certifications in HVAC EPA and CPO if applicable
- 4Strong communication abilities interacting with management partners subordinates vendors and residents
- 5Proficiency with hand tools basic electrical carpentry painting and small machinery repair
- 6Basic computer skills mobile device PC capability and valid driver's license
- 7Availability for on-call emergency work and off-hours scheduling
- 8Commitment to safety compliance OSHA regulations and WBPC SOPs
