Maintenance Supervisor - RAV
Overview
The Maintenance Supervisor oversees property preservation and safety while supervising a team of maintenance personnel. This role operates under the Community Manager and ensures compliance with OSHA standards. It involves leading maintenance activities and managing the make-ready process for vacant apartments.
What You'll Do11
- 1Supervise maintenance team and schedule activities including make-readies and service requests
- 2Monitor and prioritize emergency repairs and track task completion
- 3Coordinate preventative maintenance for appliances and building systems
- 4Manage make-ready processes by inspecting vacant units and communicating with vendors
- 5Complete OneSite records for service requests and maintenance tasks
- 6Identify safety hazards and report them to the Community Manager
- 7Provide input on employee performance and recruit new maintenance staff
- 8Train and mentor maintenance team members and conduct safety audits
- 9Maintain inventory of repair supplies and monitor monthly maintenance budgets
- 10Assist with ground keeping, pool maintenance, and resident communications
- 11Oversee development projects and participate in on-call duties
Requirements11
- 1Must diagnose electrical plumbing and appliance issues
- 2Experience with tub replacement and interior upgrades
- 3Ability to complete work orders and turn in unit reports promptly
- 4Strong communication and customer service skills
- 5Excellent organizational and time-management abilities
- 6Willingness to work flexible hours including weekends
- 7Valid driver's license and ability to drive golf cart
- 8Computer proficiency with Office 365 and RealProperty OneSite
- 9Physical stamina for bending walking and standing for extended periods
- 10Experience with tile work carpentry and maintenance procedures
- 11Knowledge of local regulations and safety protocols
