What You'll Do11
- 1Own and execute comprehensive maintenance programs for all building systems and grounds
- 2Develop and manage annual budget while optimizing vendor contracts and resource allocation
- 3Supervise and mentor maintenance staff to achieve high performance and low turnover
- 4Implement proactive diagnostics and corrective actions for resident and operational issues
- 5Establish and enforce safety protocols for all personnel and contractors
- 6Utilize computerized maintenance management systems to track work orders and equipment history
- 7Coordinate capital improvement projects to enhance property value and tenant satisfaction
- 8Ensure compliance with all regulatory standards and internal policies
- 9Collaborate with regional offices to design incentive programs that boost team morale
- 10Drive efficiency initiatives that reduce operating costs without compromising quality
- 11Maintain professional conduct and courteous interactions with residents vendors and staff
Requirements8
- 1Minimum 5 years experience in residential community maintenance leadership
- 2Certification in EPA Type 2 refrigerant handling preferred
- 3Proven expertise in HVAC plumbing electrical systems and general property maintenance
- 4Strong budget management skills with experience in commercial property operations
- 5Expertise in OSHA regulations and safety program administration
- 6Competitive hourly wage with potential bonus up to 16 percent annually
