The Facility Manager owns the day-to-day operations of a commercial high-rise or campus in New York, leading custodial, life-safety, engineering, and site services teams. This role manages 5+ years of property experience with full financial responsibility for budgets, contracts, and vendor performance. You will coordinate tenant relations and ensure compliance with safety and quality programs. What You'll Do10
- 1Direct daily operations across custodial, life-safety, engineering, and general maintenance at the property.
- 2Manage all service contracts, reviewing pricing and bidding to align with client directives.
- 3Supervise maintenance programs to maintain interior and exterior conditions and appearance.
- 4Respond to tenant requests promptly, implementing service level agreements (SLAs) for ongoing needs.
- 5Complete all site-specific documentation, including safety logs, compliance reports, and as-built drawings.
- 6Prepare and approve budgets, financial reports, and purchase orders for the facility.
- 7Develop annual budgets and reforecasts, plus a 5-year capital improvement plan.
- 8Hire, train, and motivate facility staff, conducting performance evaluations.
- 9Monitor tenant and vendor insurance compliance, coordinating claims as needed.
- 10Drive cost inefficiencies by analyzing data and benchmark facility performance.
Requirements10
- 15-7 years managing commercial high-rise, campus, or property portfolios.
- 2Bachelor's degree in Facilities Management, Corporate Real Estate, Project Management, or Business Administration.
- 3Experience with leasing, construction, engineering, and all facets of property operations.
- 4Knowledge of critical systems environments and CMMS work order management.
- 5Strong financial discipline including tracking, budgeting, and forecasting with Yardi a plus.
- 6Proficiency in building management systems (BMS) maintenance and monitoring.
- 7Excellent Microsoft Office literacy (Word, Excel, PowerPoint).
- 8Ability to read construction specifications and blueprints.
- 9Understanding of management agreements and contract language.
- 10Preferred certifications: CFM, IFMA, or BOMA.
