Overview
Director level role leading development execution for multifamily projects in NYC. Owns execution from acquisition to completion and drives approvals, budgets, and schedules at scale. Works closely with ownership to build an internal development platform and ensure milestones are met on time. What You'll Do14
- 1Lead projects from acquisition through completion with accountability for schedule, budget, and outcomes
- 2Drive entitlement, zoning, permits, agency approvals, and pre-construction activities
- 3Identify risks early and remove obstacles before they affect milestones
- 4Ensure shovel-ready status with rapid, efficient planning and execution
- 5Select, manage, and hold accountable architects, engineers, expediters, attorneys, consultants, contractors, and construction managers
- 6Drive decision-making and maintain momentum across stakeholders while resolving conflicts
- 7Create and manage critical path schedules and push approvals and permitting efficiently
- 8Overlap design, procurement, permitting, and construction where possible to compress timelines
- 9Maintain full visibility into budgets, schedules, risks, and milestones and review expenditures
- 10Help transition development management to an internal platform with repeatable systems and reporting
- 11Ensure approvals from HPD, HDC, OER, MTA, DOB are secured efficiently
- 12Deliver projects on accelerated timelines with high-quality outcomes
- 13Reduce reliance on outsourced Owner's Representatives by building internal capabilities
- 14Achieve ownership visibility into status while minimizing day-to-day execution management
Requirements8
- 1Personally led multifamily, mixed-use, or residential developments from acquisition through completion
- 2Deep NYC development experience
- 3Experience managing HPD, HDC, OER, MTA, DOB, and related agency approvals
- 4Proven entitlement, permitting, and zoning experience
- 5Experience negotiating access agreements and managing complex stakeholder issues
- 6Experience managing architects, engineers, attorneys, expediters, consultants, and contractors
- 7Proven ownership of budgets, schedules, and project execution
- 8Ability to operate independently with minimal oversight
Salary Insight
$250 - $350k per year
