Cost Manager / Quantity Surveyor, Data Center Construction

Own cost management and commercial support for large-scale mission-critical data center construction projects across Phoenix, AZ. What You'll Do8
- 1Advise clients on procurement strategies, manage vendor prequalification, assess proposals and bids, and chair bid interviews to make final recommendations.
- 2Develop project estimates for construction, fees, and direct work, reviewing junior team members' work and presenting to clients with value engineering options and risk assessments.
- 3Establish cost reporting schedules, review and present cost reports and forecasts, and maintain a commercial risk register with periodic team and vendor meetings.
- 4Manage cost control by reviewing payment applications, liaising with project managers on contractor entitlements, and handling change orders and disputes.
- 5Drive the invoicing process and benchmark performance against successful commissions to improve delivery.
- 6Lead final accounting, post-contract audits, and account closeouts, holding post-contract reviews to capture lessons learned.
- 7Implement project handover procedures and use Bid Analysis Sheets, Change Control Forms, Cost Estimating Software, and Take-off Software for all duties.
- 8Own SOX control responsibilities where applicable, ensuring compliance with audit and governance standards.
Requirements7
- 1Bachelor's degree in Construction Management, Cost Management, Quantity Surveying, Engineering, or related field.
- 23-5 years of experience in cost management, quantity surveying, or commercial roles in construction.
- 3Experience supporting medium to large-scale projects, preferably in mission-critical, data center, or industrial construction.
- 4RICS accreditation or working toward it is valued.
- 5Strong knowledge of construction technical matters, including procurement strategies, value management, estimating, and value engineering.
- 6Excellent communication, analytical, and stakeholder management skills.
- 7Construction consultancy experience strongly preferred.
