Construction Project Manager, Luxury Homes in Houston
Overview
You will manage full-scale site activity for multi-million dollar luxury homes in Houston, delivering 30+ residences annually across River Oaks, Memorial, Montrose, and the Heights. You will coordinate all onsite construction without supervision, driving subcontractors, schedules, and quality to on-time, on-budget completion. Working with the leadership team, you will own every phase from blueprint to delivery, ensuring compliance with local codes and Company safety standards. What You'll Do10
- 1Review specifications to plan staffing and timelines for each construction phase, starting with the first project within 90 days.
- 2Coordinate all onsite construction without supervision, interacting daily with city inspectors and other departments.
- 3Locate, qualify, and schedule subcontractors, negotiating pricing and inspecting work quality and completeness.
- 4Procure materials for delivery at specified times to conform to work schedules.
- 5Conduct daily physical inspections to ensure progress and compliance with Company safety and quality control standards.
- 6Resolve complaints and grievances within the workforce and address customer problems promptly.
- 7Adjust personnel and equipment resources to resolve construction problems and avoid delays.
- 8Maintain complete files on each home for timely and accurate progress reports.
- 9Keep all under-construction sites, completed unsold homes, vacant lots, and the community clean and marketable.
- 10Manage other superintendents as needed based on experience level.
Requirements10
- 110+ years building luxury single-family homes or townhomes in the Houston area, preferably inner loop.
- 220+ years experience in residential construction.
- 3Degree in Construction Science, Construction Management, Civil Engineering, Building Technology, or a comparable field such as business administration.
- 4Experience working on custom home developments a plus.
- 5Knowledge of local codes, construction methods, material identification, and all phases of new home construction.
- 6Ability to read and interpret blueprints.
- 7Demonstrated planning and quick decision-making ability.
- 8Strong organizational, management, and negotiating skills.
- 9Experience with Builder Trend software is preferred.
- 10May need to lift/carry or push/pull 50 pounds.
