What You'll Do16
- 1Supervise repair maintenance and operation using employee or contractor services
- 2Regularly inspect properties to verify operational order and aesthetic condition
- 3Prepare bid proposals for outside service contracts and award them with supervisor approval
- 4Evaluate outside contractors performance and accept accountability for accounts payable
- 5Create accrual operating budget and prepare cash flow projections for fiscal planning
- 6Generate detailed management plans with expense allocations and service standards
- 7Prepare written reports on building status with repair recommendations
- 8Review rent rolls and sales reports monthly to identify variances and communicate with tenants
- 9Respond to 24-hour emergencies carrying a cell phone and safeguarding property
- 10Coordinate tenant introductions and monitor improvements during lease execution
- 11Execute tenant retention programs through regular visits with tenant representatives
- 12Perform evictions and liaise with collections legal departments as needed
- 13Maintain security protocols and conduct annual fire safety inspections
- 14Administer risk management programs and obtain required insurance certificates
- 15Identify process improvements and recommend policy updates
- 16Provide leadership to site maintenance supervisors and evaluate their performance
Requirements11
- 15+ years commercial property management experience
- 2Proficiency with word processing spreadsheet and property management software
- 3Strong verbal and written communication skills
- 4Experience with building systems interior construction and code compliance
- 5Certifications such as RPA or CPM preferred
- 6Valid driver's license and reliable transportation
- 7Ability to climb ladders for roof access
- 8Familiarity with cash flow analysis and variance explanations
- 9Knowledge of tenant improvement processes and lease administration
- 10Experience with emergency response procedures
