Overview

You will own the daily operations of a residential community in Charlotte, North Carolina, ensuring cash flow and resident satisfaction. You will report to the Property Manager and cover all responsibilities in their absence, including bank deposits and team oversight. This role involves leasing, resident relations, and maintenance coordination. You will gain hands-on experience with Yardi software. Weekend hours rotate Saturdays 10AM-5PM and Sundays 1PM-5PM.

What You'll Do10

  • 1Show apartments and process lease applications for prospective residents, converting leads into signed leases.
  • 2Coordinate all move-in and move-out details, including inspections and paperwork, within the first 90 days.
  • 3Maintain resident files and ensure data accuracy in Yardi, adhering to company policies.
  • 4Initiate lease renewals and prepare packets for Property Manager approval, targeting a 90% renewal rate.
  • 5Process maintenance service requests and track completion to ensure resident satisfaction.
  • 6Prepare weekly traffic and renewal reports to identify trends and optimize leasing strategies.
  • 7Update advertising and website listings to attract qualified prospects.
  • 8Manage accounts payable and receivable, ensuring daily bank deposits and accurate financial records.
  • 9Perform outreach marketing to generate leads and boost occupancy.
  • 10Supervise the office in the Property Manager's absence, handling monies and staff oversight.

Requirements10

  • 14-year degree, 2-year associate degree, or 2+ years experience in retail sales or customer service.
  • 2Knowledge of apartment rental and collection practices.
  • 3Excellent customer service, sales, and marketing skills.
  • 4Strong organizational and multi-tasking abilities.
  • 5Ability to work independently and with a team.
  • 6Professional appearance and detail-oriented mindset.
  • 7Strong written and verbal communication skills.
  • 8Yardi expertise preferred.
  • 9Current driver's license.
  • 10ARM or CAM certification preferred.
