Apartment Maintenance Manager, San Diego On-Site
Overview
You own maintenance and turnovers for 60 units across a primary 34-40 unit community and nearby properties in San Diego. You work hands-on, completing work orders, renovations, and rent-ready turns with support from the Property Manager. This role suits a skilled technician who values independence and resident relationships. You receive $30-$35 per hour plus an on-site housing benefit.
What You'll Do9
- 1Complete maintenance work orders for 60 units, prioritizing with the Property Manager.
- 2Communicate with residents to schedule access and explain repairs.
- 3Report completed work and outstanding issues to the Property Manager.
- 4Turn over apartments from move-out to rent-ready, including drywall, paint, and plumbing.
- 5Install kitchen cabinets, countertops, and complete bathroom renovations.
- 6Repair doors, locks, hardware, and perform basic electrical and lighting fixes.
- 7Perform preventive maintenance and property inspections.
- 8Maintain common areas and keep tools and materials organized.
- 9Drive to nearby assigned properties and respond to after-hours emergencies.
Requirements9
- 13+ years of apartment maintenance, construction, or remodeling experience.
- 2Experience completing apartment turnovers and renovations.
- 3Skilled in painting, drywall, plumbing, carpentry, kitchens, and bathrooms.
- 4Ability to diagnose issues and work independently.
- 5Professional communication and positive attitude when interacting with residents.
- 6Organized, dependable, and able to follow through on work orders.
- 7Able to coordinate schedules with the Property Manager and residents.
- 8Valid driver's license and reliable transportation.
- 9Bilingual English/Spanish is a plus.
